Our high-quality 90% Tall Fescue and 10% Kentucky Bluegrass mix is ideal for lawns in Northern Virginia, offering durability, vibrant color, and easy maintenance. Whether you’re starting a new lawn or refreshing an existing one, our sod is freshly cut and ready for installation to ensure strong, healthy roots.

Climate Resilience: Tall Fescue provides superior heat and drought tolerance due to its deep root system (up to 3 feet), while Kentucky Bluegrass offers excellent winter hardiness for freezing temperatures.

Self-Repairing Capability: Kentucky Bluegrass spreads via underground rhizomes, allowing the lawn to naturally fill in bare spots or damage from foot traffic—a feature Tall Fescue (a bunching grass) lacks.

Aesthetic Uniformity: High-quality sod blends utilize modern Turf-Type Tall Fescue (TTTF), which has a finer texture and darker green color that mimics the lush, carpet-like look of Kentucky Bluegrass.
